Sr. Real Estate Specialist



Job Purpose

Manage a portfolio of stores within an assigned geographical region by managing multiple relationships, negotiating deals and executing strategic initiatives. Presents projects to executive and senior leadership that roll up to the larger capital plan. Assists the Real Estate and Store Development (RESD) team in assigned remodels and other projects, coordinating with regional operations and other departments. Partners on real estate related items and may assist with cross-functional teams on strategic initiatives.


Essential Responsibilities


% Of Time

Primarily negotiates lease renewals, remodels, and consents, which includes securing additions and/or improvements to existing company sites. This includes reviewing financial models, analyzing site plans, and requesting and facilitating the preparation and execution of legal documents necessary to consummate real estate transactions.


Manage relationships with landlords, and potential business partners.


Assist the Real Estate leadership in the development of real estate strategies for assigned territory to align with overall business goals. Monitor competitive activity, relevant governmental regulations, and demographic data. Leverage sales forecasting tools and financial models to drive decisions. Collaborate with various departments to ensure information is disseminated to the appropriate parties to assist with decision making.


Gather information and prepare project and submittal packages for the Real Estate Committee.


Assist with cross-functional projects on an assignment basis by serving as a supporting role within the department or with internal business partners


Performs other job-related duties as assigned.

Knowledge, Skills & Abilities Required

• Knowledge of real estate practices and finances and have the ability to dissect the different parts of a real estate transaction and assign a value to each part. Ability to read and comprehend legal documents.

• Ability to use sales forecasting tools.

• Strong negotiation, problem-solving, organizational and planning skills.

• Demonstrated ability to operate independently, applying experience and knowledge to make prudent decisions

• Strong business acumen regarding commercial real estate and related areas

• Strong presentation skills

• Ability to influence others’ actions and decisions without express authority

Knowledge, Skills & Abilities Preferred

• Development experience or worked for a Real Estate Investment Trust (REIT)
